Guarantee Terms and Conditions

1. To take advantage of this offer, guests must have already booked a reservation on one of our websites (www.extendedstayhotels.com, www.homesteadhotels.com, www.extendedstayamerica.com, www.crosslandstudios.com, www.studioplus.com, or www.extendedstaydeluxe.com) and have a valid confirmation number.
2. Guests must fill out and submit a claim form, with a lower, publicly available, average nightly rate from a competing booking engine (except for "opaque" websites), within 24 hours of the reservation made on one of our websites. The claim form must be submitted to Extended Stay Hotels in the manner prescribed in the claim form.
3. Best Rate Guarantee will not be honored for check-in dates less than 72 hours from the time the claim is submitted.
4. The competing booking engine's rate must be for the same accommodations at the same hotel, same dates of stay, same number of night(s), same room type, and same number of guests.
5. Best Rate Guarantee does not include "opaque" websites or rates where the hotel brand is not known until the booking is made.
6. Best Rate Guarantee does not apply to unpublished rates. Unpublished rates include, without limitation, private rates, packaged rates, hotel rooms sold as part of a travel package (i.e. hotel stays, air travel, car rental, entertainment, restaurant vouchers, etc).
7. Best Rate Guarantee does not include special negotiated rates or membership rates, including, but not limited to, corporate discount rates, group rates, any rates that require membership in a club such as AAA rates, seniors rates, affinity program, or other organizations where the rates are targeted specifically toward a specific group of individuals and not intended for the general public.
8. Competing rates must be readily available to and bookable by the general public.
9. Best Rate Guarantee does not apply to any taxes, tariffs, gratuities, service charges, early departure fees or other fees or incidental charges imposed on any Extended Stay Hotels hotel or guests for the duration of the guest's occupancy.
10. Extended Stay Hotels has the right to amend, revise, supplement, suspend or discontinue or terminate this Best Rate Guarantee and these terms and conditions at any time in its sole discretion without notice.
11. Extended Stay Hotels reserves the right to discontinue this offer to anyone who appears to be using the Best Rate Guarantee in a manner inconsistent with these terms and conditions or the intent of this offer or any portion of this offer or in a manner inconsistent with local or federal laws, statutes or ordinances.
